An occupancy licence, the VUT registration with the Junta de Andalucía (responsible declaration), the state NRA number to advertise on platforms, air conditioning and heating in bedrooms and living room, a first-aid kit, complaint forms, local tourist information, and registering every guest on SES.Hospedajes.
In the Axarquía, in this order: a well-kept pool, real air conditioning in the bedrooms, fast reliable WiFi, a BBQ with outdoor dining space, and a fully equipped kitchen. The extras that drive reviews: a jacuzzi, a games corner (pool table, ping pong) and roof terraces or sea views.
For guests: quality identical beds (better than inherited furniture), neutral washable textiles, nothing personal or irreplaceable on display, and partly empty wardrobes. The rule: anything that can break should be replaceable without heartache.
With the licence in order and the house in good condition, 2–3 weeks: set-up, professional photography and go-live. If the VUT licence and NRA don't exist yet, they're processed in parallel.
