VUT Licence & Guest Registration. We Handle the Paperwork

Every holiday rental property in Andalusia requires a VUT licence (Vivienda de Uso Turístico) entered in the Andalusian Tourism Registry, registration of every guest on SES.Hospedajes and, in buildings with a community, the community-of-owners approval certificate. The old national NRA has not been required since May 2026. Our team has extensive experience navigating the local regulations and can guide you through the application, or handle it entirely for you.

Holidays Malaga is Francisco and Isabel Tolosa, siblings and founders. We're not a franchise or a call centre: we live in the Axarquía, do the check-ins ourselves and answer the phone personally. When you hand us your house, you know exactly who is looking after it.

What does full-service management include?

The whole cycle: listings and professional photography, dynamic pricing, bookings on Airbnb, Booking and direct, 24/7 guest communication, check-ins and check-outs, cleaning and laundry, maintenance, guest registration with the authorities, and a monthly statement with payout.

Which areas do you cover?

Malaga and the whole Axarquía (eastern Costa del Sol): Nerja, Frigiliana, Torrox, Cómpeta, Rincón de la Victoria, Benajarafe, Vélez-Málaga, Torre del Mar and surroundings. We are a local team, not a franchise.

Do I need a tourist licence (VUT) to rent out my Spanish property? Can you help?

Yes: every holiday rental in Andalusia needs a VUT registration. We guide you through the whole process or handle it for you, including the mandatory guest registration (SES.Hospedajes) and the community-of-owners certificate where it applies. Especially useful if you are a non-resident owner.

How much can my villa or house earn?

It depends on the area, capacity and features (pool, sea views…). Every house is different, so we don't quote generic figures: use our income calculator and we'll email you a free, personalised estimate within 24 hours.

Is there a lock-in contract? Can I still use my house?

No lock-in: you can leave the service whenever you want. And the house stays yours, block any dates you want to use it in the calendar, at no cost.

Do you only work on commission, or also with a guaranteed rent?

Our standard model is commission-based management with a single flat fee: you receive what your house actually earns, month by month, fully transparent. In specific cases we also consider a guaranteed monthly rent (known as rent-to-rent).
