Torrox boasts the best climate in Europe and the largest German community in the Axarquía, with Cómpeta close behind among British and Scandinavian residents. That creates a double market for owners: beach tourism on Torrox Costa, and village-and-mountain tourism inland, with seasons that complement each other.
In this area we manage Villa Selvatic in Arenas — a 12-guest villa with sauna, cinema room and mini golf — and we cover Torrox and Cómpeta with the same team. We host guests in their own language, which makes a real difference in this comarca.
The Local Market
On Torrox Costa, demand is German and remarkably stable — guests who return year after year, with long winter stays. Inland (Cómpeta, Arenas, the view-blessed cortijos), villas with pools and characterful Andalusian houses for groups seeking quiet do best. This is the best winter market in the whole Axarquía: November to March is not dead season here.
Torrox claims the "best climate in Europe" and has two faces. Torrox Costa is a strip of apartments and urbanisations by the sea with a very loyal German guest — it is by far the most German municipality in the Axarquía — who returns year after year and stays for weeks. Torrox village, four kilometres up the hill, keeps its white old town and attracts those who want authenticity with the sea in view; renovated village houses with roof terraces do very well here. El Morche and Peñoncillo, in between, are front line with a family, Spanish profile.
Cómpeta and Arenas are another world: the Axarquía interior, vineyards, hiking trails and villas with private pools and 180-degree views. The guest is British, Dutch, Belgian or German, travels by car, stays ten or fourteen nights and wants to switch off. Here the house sells on the pool, the terrace and the silence, and access (tracks, bends, parking) must be described with total clarity.
The Torrox coast has one of the longest seasons in the province thanks to the long-stay German guest: from March to November demand is constant, and winter sustains one- to three-month stays by retirees from central Europe. Inland, the useful season runs from Easter to October, with May, June, September and October as the most profitable months — mild temperatures for walking, and summer reserved for families who want a pool. December and January are slow in the mountain villas; that is when the house should get its maintenance check.
Torrox has no moratorium, but in Torrox Costa most homes sit in communities of owners, and some have voted to restrict tourist use: it is the first thing we check. In Cómpeta and Arenas the issue is not the community but the planning status of the house — many villas are on rural land and need their paperwork in order before the VUT declaración responsable. Country villas also need wells, tanks, filtration and access properly sorted: they are the number-one cause of summer incidents.
An important detail for the German guest in Torrox: they value precise information (distances, timetables, rules) and communication in their language. We handle guests in German, and it shows in the reviews.
We manage Villa Selvatic in Arenas and know the logistics of country houses: we do check-ins in person even when the house is at the end of a track, coordinate cleaning and laundry with a local team (paid by the guest) and maintenance with local tradespeople, with no mark-up.
