Nerja is the strongest holiday rental market in the Axarquía: the Balcón de Europa, Burriana beach and the Caves draw visitors all year round, and international demand holds up even in low season. For an owner that means a calendar that doesn't empty out in winter — provided the property is properly managed.
We are a local team based on the eastern Costa del Sol, not a franchise: we manage houses right here, do check-ins in person, and know exactly what each type of Nerja guest is looking for.
The Local Market
The typical Nerja guest is British, Irish or Scandinavian, travels as a couple or family, and stays longer than the Costa del Sol average. Houses with a private pool, jacuzzi or a roof terrace with sea views stand out from the apartment supply and command better nightly rates. The season is long — Easter to November — with a surprisingly active winter thanks to northern Europeans escaping the cold.
Burriana is the beach district with the highest demand: beach bars, promenade and the town's largest beach. Apartments and townhouses with sea views let well almost all year, while houses with a shared pool compete mostly on price. Capistrano (Village and Playa) is the big international residential area: white houses with gardens and communal pools, much sought after by British and Scandinavian families who come back every year — here reviews and personal service count for more than the photos.
The centre and the Balcón de Europa work for short stays and couples: guests pay to walk everywhere. The Parador and Torrecilla area, with beach access and the centre within reach, is the balance many families look for. Maro, five minutes away, is a different market: houses with views over the cliffs and Cerro Gordo for guests who want silence and nature, and who stay longer. And Frigiliana, seven kilometres up the hill, brings the white village: houses with private pools and sea views from the hillside are among the most profitable per night in the whole Axarquía.
Nerja has the longest season of any Axarquía municipality. Easter opens the year with near-full occupancy; May and June bring British and Irish demand at high rates without August heat; July and August fill up with Spanish and European families and justify minimum stays. September and October are, for many owners, the best months: summer temperatures, warm sea, less noise and guests who stay one or two weeks.
From November to March the town does not switch off: Nordic and British retirees escaping the cold rent by the week or month, at lower rates but with calendars that never empty. For a house in Nerja the goal is not to fill August — that happens on its own — but to win May, June, September, October and the winter. That is where dynamic pricing and the house's reputation make the difference.
Nerja does not, at the time of writing, have a moratorium like Málaga city, but the town hall pays close attention to noise and neighbourly coexistence in residential areas such as Capistrano and the centre. The house needs clear rules (quiet hours, maximum guests, pool use) and someone who answers immediately if a neighbour calls. On top of the VUT registration and the national NRA, in urbanisations with statutes you must confirm they do not restrict tourist use before investing in the house.
Access matters too: many old-town houses and hillside homes in Frigiliana have steps or narrow streets with no parking. It does not rule them out — some guests look for exactly that — but it has to be stated clearly in the listing to avoid negative reviews. It is part of what we check on the visit.
We manage Casa Alborán and Villa Nerja in the municipality and do the check-ins in person: if a guest arrives at ten at night, someone from our team opens the door and shows them the house. Cleaning and laundry are organised with a local team and paid by the guests; maintenance is coordinated with local tradespeople and you get their invoice with no mark-up. Every month you receive a detailed statement per booking, and you block the dates you want to use your house at no cost.
