The cheapest square metre on the Axarquía coast, a four-kilometre promenade in Torre del Mar and summer demand that is almost entirely Spanish. Vélez-Málaga is the town where the entry price leaves the most room, and where seasonality needs the most care.
Vélez-Málaga is the largest municipality in the Axarquía and the most varied: Torre del Mar is a beach town with a long summer season and Spanish clientele; Benajarafe, Chilches and Caleta de Vélez are quieter coastal villages; and Vélez itself is a large inland town five minutes from the sea. For an investor that means the same budget buys very different things depending on the village.
We manage a villa with a pool in Benajarafe and know the pattern: very strong summer and Easter, weak winter except for mid-term stays. With an average purchase price half that of Nerja, the sums can work very well if you buy the right product, and very badly if you buy an inward-facing flat that competes with hundreds of identical listings in August and with nobody in January.

The Market
The municipality's average price sits between €2,000 and €2,500/m² depending on the source (idealista, June 2026; RealAdvisor, September 2026), with flats up more than 11% in twelve months. It is by far the cheapest square metre on the Axarquía coast, and the average hides a lot of dispersion: Torre del Mar's seafront is worth considerably more than the municipal average, and Vélez's old town considerably less.
The town's tourism has shifted to holiday homes: according to the council itself, homes for tourist use account for over 92% of the 18,407 accommodation beds, and supply grew almost 15% in 2025. INE counts 1,133 active holiday homes in May 2026, 2.3% of housing: a low share, because the total stock is huge, but concentrated almost entirely in Torre del Mar and along the coast.
The figure that interests us most as operators is long-term rent: €11.3/m² per month, up 20.6% year on year, the biggest rise in the province (July 2026). It signals that the alternative to holiday letting is increasingly profitable in Vélez, and that an ordinary flat with no special features may earn more by the month than by the night. Holiday letting pays here on the seafront, with a pool or with views; elsewhere, run the numbers for both models.
Two- and three-bedroom apartments on Torre del Mar's promenade or within five minutes' walk, with a garage or parking area: the quintessential summer product, for Spanish families booking June to September and at Easter. The closer to the promenade and the shopping centre, the better.
Houses with a pool in Benajarafe, Chilches, Almayate or Valle-Niza: far less competition and a better nightly rate, with demand from families and groups who want a quiet beach half an hour from Málaga. We manage one in Benajarafe and it is the product that best combines a strong summer with mid-term stays in winter.
Apartments by the marina at Caleta de Vélez: a niche of sailors and mid-term stays. What we do not recommend: inward-facing flats in Vélez's old town with no views, whose yield almost always works out better as a long-term let.
Vélez-Málaga has not approved a moratorium or zoning limits as of September 2026. The council is proud of the growth in tourist supply and, with 2.3% of housing in tourist use, faces none of the pressure seen in Málaga city. Today it is the coastal town where applying for a new licence carries the least uncertainty.
Organic Law 1/2025 still applies: putting a home in a building to tourist use requires a three-fifths community vote, and the regional government requires it for registration. In Torre del Mar blocks with many year-round residents, ask before making an offer. Detached houses do not have that problem.
